What we believe

The math is deterministic, not a guess

Cap rate, cash-on-cash, cash flow and GRM are computed by fixed formulas from transparent assumptions — the same way every time. An AI never does the arithmetic. It only estimates rent and value when the listing doesn't publish its own, and we label it when it does.

Local accuracy beats national averages

A blanket 1.2% tax assumption makes deals in Texas, Florida and New Jersey look like winners that actually bleed every month. We use real per-state property tax and insurance so the verdict is right in the markets you actually buy in.

Who's behind it
